Digital Realty has secured a full-building pre-lease commitment from an undisclosed hyperscale tenant for a 150 MW data centre facility in the Goodyear submarket of Phoenix, Arizona. The facility, part of Digital Realty's expanding Phoenix campus, is expected to be delivered in Q4 2027 and will feature advanced liquid cooling infrastructure optimised for AI and high-performance computing workloads.
Phoenix has emerged as one of the fastest-growing data centre markets in North America, driven by abundant and relatively affordable power, favourable tax incentives, and strong connectivity to major West Coast markets. The Goodyear submarket in particular has attracted significant investment due to its proximity to major transmission infrastructure and available land.
The pre-lease represents one of the largest single-tenant commitments in the Phoenix market to date, reflecting the accelerating demand for purpose-built hyperscale facilities capable of supporting next-generation AI training clusters. Digital Realty has indicated plans for additional phases on the campus, with potential total capacity exceeding 500 MW.
