GLP Capital Partners has completed the acquisition of ESR Group's Asia-Pacific data centre portfolio in a transaction valued at approximately $2.8 billion. The portfolio encompasses 185 MW of critical IT capacity across premium facilities in Tokyo, Osaka, Sydney, and Seoul - four of the region's most strategically important data centre markets.
The acquisition represents GLP Capital's largest single investment in digital infrastructure and reflects the firm's conviction that Asia-Pacific data centre demand will continue to outpace supply, driven by cloud adoption, AI workload growth, and digital transformation across the region's major economies.
The portfolio includes a mix of carrier-neutral colocation facilities and purpose-built hyperscale data centres, with a weighted average occupancy rate of 88%. ESR Group has retained management of certain logistics assets but has fully exited the data centre sector through this transaction. GLP Capital has indicated plans to invest an additional $500 million in expansion across the acquired campuses over the next three years.
